An Introduction to Historic Tax Credit Incentives

State and Federal Historic Tax Credits can provide a significant financial incentive to a property owner who undertakes a renovation to their historic residential or commercial property. Commercial historic renovation projects can receive a credit equal to 45% of eligible construction costs, 20% of which can be sold to a third party. Residential historic renovation projects can receive a 25% credit (50% for blighted buildings).

State and Federal Historic Commercial Tax Credit Incentives are available through the Louisiana State Office of Historic Preservation (SHPO) and the National Parks Service. The programs have eligibility requirements and guidelines, which must be met and approved by SHPO to in order to receive the credits. In most cases, architectural drawings are required to clearly indicate the scope of the renovation work.

Waring Architects is well-versed in the field of Historic Preservation and has been able to seamlessly and efficiently obtain Historic Tax Credits for many of our clients. Over the past decade, we have developed a thorough understanding of the Standards for Renovation (Guidelines), as well as a good working relationship with SHPO. In the past four years, we have obtained approximately $3 million in historic tax credits (property addresses can be made available upon request). This is a service that we provide our clients along with Architectural Services, but we can also handle the application process as an isolated service.
